Seton is one of Calgary's newest communities. It sits directly south of Auburn Bay and east of Cranston, between Deerfoot Trail on the west, Seton Boulevard on the north and the 52 Street SE extension on the east. Brookfield Residential planned it as a self-contained district for roughly 17,500 people, built around the South Health Campus hospital and the Brookfield Residential YMCA at Seton. Most homes here are less than ten years old, and plenty are less than two. That means the typical Seton garage is not decades of clutter. It is a bare builder garage that filled up with moving boxes on possession day and never got a system. We fix that before the first winter does it for you.
Builders hand over drywalled walls, a bare slab and one light. No shelving, no hooks, no plan. Whatever you put down on moving day tends to stay there.
The Seton Y has two ice rinks, a 50-metre pool and three gyms. Wet swim bags and hockey gear come home several nights a week and need somewhere to dry.
South Health Campus is inside the community. Households on rotating shifts need a garage that works at 6 a.m. in the dark without anyone tripping over a bike.
Condos with underground stalls, townhomes, duplexes, lane homes and front-drive detached homes all share the same streets. Each garage gets a different layout.
Front-drive detached homes, like the ones Cedarglen Homes is building in its current Seton phases, come with an attached double garage at the front of the house. This is the garage where two cars were supposed to fit and one usually does. The second bay holds the boxes nobody has unpacked, the stroller, the bikes and the lawn mower bought the first spring. One wall of shelving and a few hooks almost always gets that bay back.
Seton's lane homes park off the back lane. If yours has a detached garage, it is unheated, a walk across the yard from the kitchen, and the easiest place in the house to stop caring about. If the home came with a parking pad and the garage is still a future project, we can plan the layout now so the shelving, tire rack and outlet locations are decided before the framing goes up.
A single attached garage under a townhome or beside a duplex has room for one car and one wall. Everything has to go vertical: bikes on hooks, bins on a narrow shelf, the snow shovel and the winter tires on the back wall. We plan these to the inch, because a single garage loses its parking spot to three boxes.
The newest, larger lots have more room. One 2023 Seton home was recently listed with a triple detached drive-through garage, with overhead doors front and back. A garage like that can hold two cars and a full workshop bay, or a trailer that drives straight through. It also fills three times as fast if nobody draws the zones.
Unpack once, into a systemThese images show the layout we build in a typical attached double; they are illustrations, not photos of a Seton home. In a new house the boxes are usually the whole problem: we open each one, send what you don't need to donation or recycling, and shelve the rest by room and season so the second bay is a parking spot again.
The cheapest garage organization job is the one done in the first few months after possession. The garage is still mostly empty, the walls are clean, and there are no years of sorting ahead. A first-garage setup is usually shelving, a tire rack, a bike wall, a landing zone by the house door and labelled bins for whatever is still boxed.
New Alberta homes come with a builder warranty, and the first-year period covers defects in materials and labour. If you see drywall cracks, nail pops or a slab crack in the garage, photograph them and report them to your builder before we cover that wall with shelving. It keeps your claim simple.
Heavy shelving, bike hooks and overhead racks go into studs and ceiling joists, never into drywall anchors. In a new garage we locate the framing first and check the overhead door's travel and opener rail before anything is hung from the ceiling, so a rack never meets the door.
Many Seton owners ask about an epoxy or polyaspartic floor. New concrete needs to cure and the slab has to be clean and dry before it is coated, so in a brand-new house we often organize first and coat the floor later. See our garage flooring page for how that works.
The Brookfield Residential YMCA at Seton, on Market Street SE, has two ice rinks, a 50-metre competition pool, a water park, three gymnasiums and a running track. For a lot of Seton families that means hockey bags, skates, swim bags and gym gear come through the garage several times a week, often still wet.
A zipped hockey bag left on the slab overnight smells by morning. We use an open wire rack or a row of hooks so pads, gloves and towels hang to dry, with the empty bag on a shelf above. Wet swim bags get their own hook by the house door so they never end up in a bin.
In an attached garage the space beside the door into the house decides whether the rest stays tidy. We put a boot tray on the floor, a bench or shelf for backpacks, kid-height hooks for helmets and coats, and a bin for each child. Schools serving Seton families include Cranston School and St. John Henry Newman, so most mornings start with this spot.
For households working at South Health Campus or the offices around it, the garage is often used half-asleep and in the dark. We keep a clear, straight path from the house door to the driver's door, put the things you grab daily at eye level and move everything seasonal up and out of the way.
The first two years in a new house bring the fence, the deck, the landscaping, the shelves for every room and the blinds. The tools for all of it end up on the garage floor. A pegboard or slatwall panel above a bench along the back wall holds them in one visible place, and a narrow bench still leaves room to park in front of it.
New lots need sod, trees and beds in the first few seasons, which brings rakes, shovels, a wheelbarrow and hoses. Long-handled tools go on a wall rail near the overhead door, and the wheelbarrow hangs on the wall or stands on end so it never blocks a bay.
One wall for every toolAn illustration of a back-wall workbench with a pegboard above. In a front-drive double or a triple drive-through, this wall can hold the tools from every new-house project without crowding the cars.
Seton backs onto Deerfoot Trail, and most commutes out of the community start on it or on Stoney Trail. Cars come home coated in road salt and gravel, and the slush in the wheel wells melts across the floor overnight. Anything stored on the slab near the car, from cardboard boxes to tool bags, soaks it up.
A chinook can push the afternoon above zero and drop it well below overnight. In an unheated lane garage that meltwater refreezes into a sheet, and tools stored low start to rust. We keep metal tools on the wall, cardboard off the floor and paint, batteries and anything that shouldn't freeze inside the house or in an attached garage.
Two cars means eight tires that come off twice a year. A wall-mounted tire rack in the back corner holds both sets upright and off the floor, with a tag noting which car each set belongs to.
Calgary's summer hailstorms are the best reason to keep both bays clear all year, not only in January. A new car in a new driveway is still a dent waiting for a June storm.
Nothing on the floor that soaks up slushAn illustration of a winter-ready garage: closed cabinets on the back wall, bins up on shelving and a clear floor the meltwater can drain across.
Seton has a large number of apartment condos around its commercial streets. If you park underground, you have a stall and maybe a storage locker, and your building's bylaws decide what you can keep there. We don't install anything in a common-property parkade without board approval, but we can sort and organize a storage locker and help you decide what goes to it and what doesn't.
Many Seton buyers move up from a condo to a townhome or detached home within the same area. If you are about to get your first garage, a short planning visit before possession lets you buy the right shelving once.
Text us a few photos or book a walkthrough. We note whether it is a front-drive double, a lane garage, a townhome single or a triple, plus the ceiling height, the door opener and how many cars need to fit.
Every box gets opened. Items go into keep, sell, donate, recycle or dispose, and we take the donations, the flattened cardboard and the household hazardous waste with us.
Parking, the landing zone, sports gear, tools, the tire corner and long-term storage, each with shelving, wall rails, overhead racks or custom storage sized to your garage.
Racks and hooks go into studs and joists, overhead storage is checked against the door's travel, and every bin is labelled by contents and season.
Before we leave, we walk you through where everything lives and which bins rotate in spring and fall, so the system survives the first winter.

Yes. Seton is on our southeast Calgary routes along with Auburn Bay, Cranston, Mahogany and McKenzie Towne. Quotes are free, and a few photos sent by text are usually enough to start.
Garage organization starts at $199 for a standard garage. A full clear-out with removal, a triple garage or custom cabinetry costs more depending on size and finish. We give a free, fixed written quote before any work begins.
No, it is the best time. The garage is still mostly empty and the walls are clean, so a first setup of shelving, a tire rack, bike hooks and a landing zone takes less time than sorting years of clutter later.
We mount into studs and ceiling joists and don't alter the structure. If you spot drywall cracks, nail pops or a slab crack in the garage, photograph them and report them to your builder before we cover that wall, so your warranty claim stays simple.
On open hooks or a wire rack, never zipped in a bag on the floor. We give wet gear its own spot near the house door so it airs out between trips to the rinks and pool.
Yes. We can plan the future garage's shelving, tire storage and outlet locations before it is built, and organize a storage shed or the house in the meantime.
Yes. We sort and organize storage lockers. We don't install anything in a common-property parkade without your condo board's approval.
Most single or double garages take 4 to 8 hours in one visit. A triple garage, a full clear-out with haul-away or a custom cabinet install can need a second visit. We confirm the schedule in your free consultation.
