Why New Westminster Garages Are Their Own Job

New Westminster packs three genuinely different garage situations into six square kilometres, and knowing which one you're standing in changes the method.

The heritage problem

Queen's Park, Glenbrooke and Sapperton hold some of the oldest residential garages in the province — many built for cars a third the size of yours, with slabs poured when concrete practice was a different craft. That concrete is soft, porous, often already spalling, and it does not tolerate a full-pressure wash. We test every old slab in an inconspicuous corner and default to low-pressure chemical cleaning with wet extraction on anything fragile. Original board sheathing and unlined studs get the same respect: storage fixes into sound framing only, checked piece by piece, because hundred-year-old timber varies stud to stud.

The hillside problem

Most of the city climbs a steep slope from the Fraser, and Brow of the Hill earns its name. Garages cut into that grade carry the classic uphill-wall condition: saturated ground behind one wall, drainage from another era, water entering at the wall-slab junction, and mould establishing in the darkest corner before anyone notices. We find it, treat it, and write up what the drainage would actually need. Lane access on grades also means trucks sometimes can't get close — we plan the carry, not just the clean.

The delta problem

Queensborough is on Lulu Island — the same low-lying delta soil as Richmond, with the same shallow water table. Slab moisture and efflorescence are near-baseline there, floor-stored cardboard fails fast, and any floor coating plan should start with a moisture test. Old garages hold old materials

A note we make on every pre-1990 New Westminster job: vinyl floor tile, sheet-flooring backing, pipe wrap and some cement boards from that era can contain asbestos.
