Why Surrey and Delta Are a Different Scale

Surrey is geographically the largest municipality we serve and by far the most varied. A South Surrey job and a Whalley job have almost nothing in common except the postcode.

Newer suburban stock — the volume of our work

South Surrey, Morgan Creek, Grandview Heights, Clayton, Fleetwood and Cloverdale are dominated by newer detached homes with attached double and triple garages. Construction is modern, slabs generally have proper vapour barriers, and moisture problems are far less severe than in Richmond or on the North Shore. The problem here isn't damage — it's capacity. These are big garages that filled up, and the job is decluttering and organisation rather than remediation.

Acreage properties, shops and outbuildings

Around Cloverdale, Ladner and the agricultural land reserve there are properties with detached shops, quonsets and equipment outbuildings alongside the house garage. These are a different scope again — larger volumes, heavier items, and often decades of accumulated tools, machinery parts and materials. We quote these on site and we're comfortable with the scale.

Older stock in Whalley, Newton and North Delta

Post-war and mid-century housing with smaller attached or detached garages, original slabs and the moisture and oil-staining issues that come with age. These get the same low-pressure, tested approach we use on older Vancouver concrete.

Ladner, Tsawwassen and the low-lying delta

Parts of Delta share Richmond's problem: low-lying land on Fraser delta deposits with a shallow water table. Efflorescence and slab moisture are noticeably worse in Ladner and the flatter areas than they are up on the Surrey uplands, and floor coatings there need a moisture test before anyone spends money on them.

The disposal advantage

The Vancouver Landfill is in Delta, and the Surrey Recycling & Waste Centre is on 192 Street. For a Surrey or Delta cleanout that means short disposal runs and less drive time on your invoice — a genuine and measurable cost advantage over the same job on the North Shore, where the run to Delta is most of an afternoon.

Big garage, big saving from sorting

Triple garages and acreage shops produce the largest disposal volumes we handle, which is exactly where sorting pays off most. Paint, motor oil, antifreeze, batteries, electronics and tyres all go back free under BC stewardship programmes, scrap metal has value, and clean wood tips at a much lower rate than mixed garbage. Surrey and Delta have the best disposal logistics in our whole service area. The Vancouver Landfill is in Delta and the Surrey Recycling & Waste Centre is on 192 Street, so runs are short and drive time stays off your invoice.

That matters most on the big jobs. A triple garage or acreage shop clear-out can produce several loads, and when each round trip is twenty minutes rather than ninety, the labour cost of disposal drops sharply. It's the main reason a large Surrey cleanout often prices better than a smaller one on the North Shore.

What's the most expensive thing likely to be in my garage?

Leftover drywall, by weight. At $210 per tonne at the Vancouver Landfill it's the priciest common garage item, and stacked sheets weigh far more than people estimate — a single 4×8 sheet of half-inch is roughly 23 kg, so twenty sheets is close to half a tonne. Mixed into a general load it silently adds a hundred dollars or more. We separate it so you can see it and decide.
