Why Richmond Has the Region's Dampest Garages

This isn't marketing. It's geology.

Richmond occupies Lulu Island and Sea Island in the Fraser River delta — land built from river sediment, sitting at or barely above sea level and protected by a dyke system. The water table beneath most of the city is shallow, and in winter it's shallower still.

A concrete slab poured on that ground is in permanent contact with damp soil. Concrete is porous, so capillary action pulls that groundwater upward through the slab continuously, where it evaporates at the surface. On the way it carries dissolved mineral salts, and those salts are left behind as the chalky white crystalline bloom called efflorescence.

What that means practically

  • Efflorescence is close to universal. In most cities it's a sign something's wrong. In Richmond it's the baseline condition, and its absence is what's unusual.
  • Anything stored on the floor is at risk. Cardboard softens and collapses, fabric mildews, metal tools corrode from the bottom up. The slab is quietly wet even when it looks dry.
  • Floor coatings fail more often here. Vapour rising through an unmitigated slab pushes at the underside of an epoxy or polyaspartic film until it blisters or delaminates. This is a moisture problem, not a product problem — and Richmond is where it bites hardest.
  • Mould follows moisture. Efflorescence itself is harmless. What it proves is that the conditions mould needs are already present.

Test before you coat
